We understand that commissioning an architectural designer for the first time can be a daunting prospect. Below you will find answers to some of the questions that we at FW Architecture Studio are most commonly asked before and during the process. 

How do you approach the design process?

Design is an exciting process and process is key to a well designed home and successful project. We approach each of our custom designed projects with a pragmatic mindset for the clients interest and an eye for delivering maximum value for our clients in the form of carefully considered homes and spaces.

How much does it cost?

Each project varies in complexity and level of detail needed. Understanding this, we typically calculate our fee as a percentage of the anticipated construction cost. This generates a lump sum fee, which we breakdown into the multiple stages of the work required. A lump sum fee is generally fixed for the duration of our contract with our Clients, irrespective of minor alterations to the construction value of the project.(For an official quote please contact us at info@frantzwellington.com.)

Do my plans need to be structurally engineered?

Its always a good idea to have peace of mind. We suggest our clients have their design reviewed and stamped by a professional structural engineer.

Do you provide everything needed for construction and Town and Country Planning (TCP) approvals?

Yes, we provide construction documents contractors to build your home. Our documents are used to obtain approvals from TCP and your Regional corporation and receive estimates from contractors. Typically, our document set will include, site plan, foundation plan, floor plans, elevations, building sections and details, roof plan, electrical plans (optional), plus any documents from the structural engineer.

How do we find a builder?

As an integral part of a building project, making sure our designs are executed with a reputable builder is the final key to a successful project. We have relationships with several quality local builders we can recommend.

How long does it take?

This is difficult to answer, as each project is unique and comes with its own set of challenges. There are many factors that come into play such as the time of year, complexity of design, and flow of communication between designer and client. We suggest planning ahead to allow appropriate time to complete a well thought out design and plans for your home.
